Analyzing the cause, Mr. Le Huu Huy, Director of Vietnam Global Network Consulting Company (Singapore), said that this resettlement area did not meet the conditions of “living”, not to mention whether it was worth living or not. This is not only an issue of Binh Khanh resettlement area but also Thu Thiem.

When building the resettlement area, the government pays much attention to physical and tangible features such as the location of the land, the form of construction, the transport network … However, many countries forget weak “soft” factors such as cultural and social characteristics associated with people’s accommodation.

“From the concept of a ‘livable’ city, it can be understood why this resettlement area is still uninhabited, because the people feel that there is nothing attached to modern high-rise buildings. soul “, Mr. Huy analyzed.

While tens of thousands of apartments in Binh Khanh Resettlement Area were abandoned and not as effective as planned, many households in Thu Thiem New Urban Area still live in dilapidated houses. The dream of Thu Thiem for decades in progress is also the time when people here persistently chase after lawsuits, looking for answers about the planning boundary of this new urban area.

If there is not enough power to properly solve the Thu Thiem problem, the city will not have the confidence of investors.

Experts say that the complaint in Thu Thiem is a barrier to the development of Ho Chi Minh City because if the city does not have the power to properly resolve this issue, it will be difficult to gain investor confidence.

Meanwhile, the specific policy is a factor that is emphasized by the master planer Nguyen Do Dung, co-founder and General Director of EnCity Company (Singapore) when it comes to solutions to develop financial centers in Thu Duc city. .

Although Pudong is located in the middle of Shanghai City, it is considered a special zone in terms of finance. This area has a very open monetary policy, allowing it to become the financial center of Asia, of the world.
